An eight-member committee, appointed to probe the fire incident in Unnat Nagar of Goregaon, has recommended various measures to ensure safety in buildings of the Slum Rehabilitation Authority (SRA) for safe evacuation during a fire.
“To ensure that the ladder is durable and long lasting, the SRA authorities should ensure that it is made of wrought iron,” the report stated. The committee also recommended installing steel doors and gates and the entry points of the building to ensure the gates don’t jam during a fire.
In its preliminary report to the civic administration last week, the committee comprising officials from the Brihanmumbai Municipal Corporation (BMC), Mumbai Police, Slum Rehabilitation Authority (SRA) and MHADA, along with fire and electrical experts, has suggested measures to avert fire incidents.
The Unnat Nagar fire mishap took place on October 6, in which seven people lost their lives, while 51 others were injured.
In the recommendation submitted to the civic administration, the committee stated that spiral ladders should be constructed in all SRA buildings in Mumbai to ensure safe evacuation during a fire incident.
The committee recommended that the Defect Liability Period (DLP) of all the SRA buildings should be increased to 10 years from its current three-year period.
“In the case of all the 227 existing SRA buildings of Mumbai, fire audit should be carried out every year by the residents or developer at their own expense, and the report should be submitted to the fire brigade by June,” the report stated.

The report also stated that adequate common space should be created in all the new buildings, they have also stated that adequate parking space needs to be allocated inside the building and it needs to be ensured that combustible items like wooden goods, chemicals aren’t stored in those parking lots.
“The police department will be instructed to make necessary regulations regarding parking of two and four wheelers in places where SRA buildings are located in dingy lanes,” the committee said.
“After the Fire NOCs are acquired by developers, the SRA should carry out a check to ensure that the certificate is issued on fair grounds and all the eligibility criteria are solved by the developers,” the committee added.
